What is the difference between iGUIDE, Matterport, Giraffe360 and Realsee?

All four produce an interactive 3D virtual tour that buyers can open from the MLS or a listing website. iGUIDE, Matterport and Giraffe360 tours come with a floorplan when you order through Sparks Media Group, and Realsee tours include a floor plan view. The differences are what each system does best and where buyers can see the tour, especially on Zillow.

iGUIDE is built around measurement: its camera measures rooms as it captures them, and the tour is tied to a detailed floorplan with room dimensions. Matterport builds a 3D model of the home, best known for its dollhouse view that shows every floor at once. Giraffe360 uses a robotic camera that captures HDR imagery and measurements together, and the package adds marketing tools such as a property website and social media cards. Realsee pairs an immersive walkthrough with a 3D model view of the home.

Which 3D tours work on Zillow?

Zillow integrates iGUIDE and Giraffe360 tours, so they appear on the listing as its 3D virtual tour. Matterport tours aren't allowed on Zillow. Realsee tours aren't integrated, but the tour link can be added to the Zillow listing under More facts and features.

If Zillow exposure matters for a listing, which it usually does, choose iGUIDE or Giraffe360, or pair a Matterport tour with one of them.

When should you choose iGUIDE?

Choose iGUIDE when square footage and layout are central to the sale. iGUIDE says its square-footage reports can follow the ANSI Z765-2021 measurement standard, which is useful when you want documented measurements behind the numbers in a listing.

  • Homes where buyers will scrutinize room sizes, such as older homes with additions
  • Listings where you want a measured floorplan in the MLS photos
  • Agents who want the lowest-priced tour that still includes a detailed floorplan
  • Listings that need the tour to show on Zillow
  • Our Gold and Platinum packages include an iGUIDE tour

When should you choose Matterport?

Choose Matterport when the experience of moving through the home is the selling point. The dollhouse view lets buyers see the whole home as a model, which helps with multi-story homes, unusual layouts and new construction. Many buyers have used Matterport tours before, so the controls feel familiar. Keep in mind that Zillow doesn't accept Matterport tours, so they reach buyers through the MLS, the listing website and social media instead.

  • Multi-level homes where the dollhouse view explains how floors connect
  • Luxury listings and new construction where presentation is the priority
  • Listings marketed heavily to out-of-area buyers

When should you choose Giraffe360?

Choose Giraffe360 when you want marketing materials as well as a tour. Every Giraffe360 tour we deliver includes a floor plan, a property website and social media cards, which saves time for agents who would otherwise assemble those separately.

  • Agents who want a ready-made property website and social posts
  • Listings where high-resolution imagery inside the tour matters
  • Sellers who want one capture to cover the tour, floorplan and marketing
  • Listings that need the tour to show on Zillow

When should you choose Realsee?

Choose Realsee when you want an immersive walkthrough with a 3D model view of the home. Realsee isn't integrated with Zillow, but you can add the tour link to the listing under More facts and features so Zillow shoppers can still find it.

  • Listings where the walkthrough experience matters more than measurement
  • Agents who want a 3D model view and can still link the tour from Zillow
  • Sharing a tour link directly with buyers, on social media or by text

Does a 3D tour replace listing photos?

No. Buyers still decide whether to click on a listing from the photos, and MLS listings lead with still images. A 3D tour works best alongside professional photography: the photos earn the click, and the tour and floorplan help buyers decide whether to book a showing. Our Gold package combines photography, an iGUIDE tour with floorplan and a property website.

How much does each 3D tour cost?

At Sparks Media Group, iGUIDE tours start at $285 and Matterport, Giraffe360 and Realsee tours start at $300 for homes under 2,000 sq ft. Prices scale with square footage and exclude tax. If you also need photography, the Gold package (photos, iGUIDE tour with floorplan, property website and custom domain) starts at $681.50.
